Maintenance Check List

Furnace Maintenance

• Inspect thermostat connections, calibration, and heat anticipator setting
• Cycle Heating “On”
• Test igniter operation
• Test pilot safety
• Inspect main burners and ignition sequence
• Inspect drop out time of thermocouple
• Remove, clean & check pilot assembly
• Remove, clean & check main burners
• Inspect the combustion air
• Vacuum & inspect heat exchanger
• Vacuum & inspect burner compartment
• Inspect blower and inducer motor bearings
• Inspect blower wheel
• Clean motor and oil if required
• Flush condensate trap
• Clean flame sensing rod
• Inspect all furnace safeties
• Perform Carbon Monoxide readings on furnace and water heater
• Replace air filter
• Cycle heating “Off”

Air Conditioner Maintenance

• Inspect thermostat connections and calibration
• Cycle cooling “On”
• Wash condenser coil
• Oil condenser motor if required
• Remove debris from condensing unit
• Inspect condenser fan motor and bearings
• Measure refrigerant charge
• Test voltage and amperage & compare with manufacturer’s specifications
• Measure cooling capacity
• Flush condensate drain
• Inspect and tighten all electrical connections
• Replace air filter
• Cycle cooling “Off”
